Choosing a Real Estate Agent: 5 Major Factors to Consider

Whether you are buying or selling a home, there are numerous reasons why you should hire a real estate agent. Sure, there may be a lot of information online, but do you know the market? Do you have experience, connections and insider information? There is a good chance that you don’t. Indeed, a real estate agent will help you find the right home and an agent will help you sell your home when you are ready. However, before you hire a real estate agent, you want to be sure that you keep a number of factors in mind. Here are five major factors to consider when choosing a real estate agent.

  1. Make sure to build a list of qualifying references – you can talk to friends, coworkers and acquaintances to build this list. Creating a list of references is important, because you want to know if the agent is recommended or not. The last thing you want is to go with an agent that isn’t recommended. You would never know if you didn’t complete this simple step.
  2. Make sure that the real estate agent has his or her license. There is a good chance that an agency firm, like Berkshire Hathaway Home Services Alliance Real Estate, will have licensed agents. However, there are some independent operators that may not have their license. If this is the case, you will want to go with someone else. If you go with an unlicensed real estate agent, you may find yourself in hot water.
  3. Make sure to look for any awards or bonuses that may have been given to the real estate agent for excellency in the field. The real estate industry oftentimes gives out awards for excellency in the field. For instance, if an agent has sold more homes or landed more deals, he or she will get an award. You want to find any history of these awards, because it can greatly help you find the right real estate agent. Sure, there are talented real estate agents without awards, but you just can’t beat having the security of knowing a certain agent has been lauded in his or her field.
  4. Make sure that the real estate agency has all the right credentials. Every real estate agent will need a series of credentials. For instance, your real estate agent will need a Certified Residential Specialist certificate and he or she will need an Accredited Buyer’s Representative certificate. Without these certificates, your real estate agent may not be able to practice in your community. You can usually ask the real estate agent about his or her credentials.
  5. Make sure to look at the real estate agent’s current and not so current listings. On top of everything, you want to be sure that you look at the agent’s current and not so current listings. You want to make sure that you find an agent that has experience with the type of home you are selling or looking for. If you are a selling a one-bedroom condo, you certainly don’t want a real estate agent that is experienced in selling mansions. In the end, you want a real estate agent that is on your level.
